The Project team must ensure when developing the Contract respective to the Provision of and ongoing maintenance of the Lifts that dedicated team members manage the components of the project. These would normally be broken down into such components as;

 

The supplier partner is required to complete and carry out a number of Key components of the Contract for security services.  These can include but not be limited to;

  • Ensuring the personnel  meet all required standards of operation set for the Region and Country of operation
  • Ensure the personnel and staffing are designed and fit for purpose (ie- can carry "x" number of passengers per "car")
  • Management is available on-call 24 hours a day- 365 days a year
  • Is Licensed and has the capacity to supply, deliver and maintain

Time must be taken to fully understand the contract, especially how it relates to the Client contract commitments and financial liabilities.  Importantly, ensure that a full understanding of the key aspects are in place. If in doubt discuss details with both the CBRE client and CBRE Global Lead to ensure alignment.

We must remember that Savings are often linked to a Client contract through Glidepath savings and remains an integral part of the Contract.

1. The Importance of a Good Contract

  • A Supplier partner's pricing has a bearing on the ultimate cost. Ask the supplier for periodic benchmarking to ensure equitable pricing is maintained
  • Supplier partners use different terminology and *BOMA codes. Understanding the breakdown is vital
  • Spend the time setting out and agreeing on which costs are permissible and those that are not
  • Non-site-specific labour should not be charged to the account
  • Operational management costs are charged to the site where the supplier partners operations manager is dedicated to that account and then the cost is pro-rated between the sites within the scope
  • Depending on the type of Supplier partner, ensure to select the appropriate contract document (ie- Regional Supplier – Regional MSA, etc)
  • Ensure that all contractual elements are fully documented and agreed upon to avoid future misalignment. Engage CBRE legal and the CBRE Global Lead for support
