Given the current upheaval and disruption in global MRO supply-chains, is it still possible to reduce costs and deliver on our clients and CBRE's commitment to sustainability? Through our BSCs (Building Service Contractors) can we:

The overview below gives some broader details of the options available to CBRE (further information on each option is available via the page tabs at the top of the screen).

By 'unbundling' the JAN / SAN consumables from the BCS contract, CBRE can negotiate better deals and eliminate the BSC mark-up.  CBRE may decide with the BSC to perform the sourcing activity for the consumables or the BSC may utilise the new deal.  In either scenario, the BSC will continue to perform the services as contracted.

By 'unbundling', the consumables CBRE now has greater control over the implementation of further options within intelligent restroom design, such as hygiene solutions and IoT and recycling initiatives. Again, these are explained in further detail with the Suppliers / Pricing section.

Consumables Unbundling

Why should you consider unbundling the purchasing responsibility from the Building Service Contractor (BSC)? 

  • Increased need for visibility and consumption data - transparency on the consumables being purchased by the BSC at site level enabling product rationalisation and detailed spend analysis
  • Control of products and the assurance of client specifications (especially from an ESG perspective) - better reporting, contractual oversight, inventory mgt
  • Cost reduction - eliminating the BSC mark-up  (5-10%) by reducing their procurement resource costs and leveraging CBRE supply relationships and deals.  In a bundled contract, the purchasing of supplies is often a profit centre for the BSC. In this instance, the BSC assumes an additional layer of responsibility that leads to an inherent cost that they are able to hide by providing spend per sq. ft. or other “fixed” monthly consumable estimates.  If this bundled approach is eliminated, we can realise full visibility of cost from the manufacturer and cost from the distributor on a unit cost basis.  We are able to assume full understanding of the mark-up structure in order to negotiate the best deal for supplies

Understanding the current contract with the BSC:

  • Is it an existing bundled contract where CBRE pays the BSC a lump sum which includes the purchasing of supplies as well as the cleaning of the respective facilities?

  • The BSC can be approached for pricing in the form of an invoice for the janitorial supplies they are purchasing. The invoice from the distributor they are partnered with needs to show the unit cost of the consumables being purchased.  Pricing can then be discussed with CBRE's OEMs and distribution partners to start the process of unbundling

  • CBRE is assuming its right as principle and managing agent to provide the most fiscally responsible outlet for the purchasing of supplies for our clients.  Once unbundling has occurred, CBRE should not incur any additional responsibilities and ideally the BSC will retain the purchasing responsibility for the supplies at a more cost effective rate

Approach The BSC For Pricing - obtain the pricing and product list from the BSC and their Distributor and ascertain the unit cost of products 

Compare Prices With Our Preferred OEMs - contact one of our preferred OEMs to see if the pricing can be improved on existing or different products. They may already have a commercial relationship with the existing Distributor and therefore just the billing needs to change from the BSC to CBRE

Why you should consider the implementation of Washroom Hygiene Solutions?

A number of OEMs in collaboration with Distribution Partners can now offer a suite of intelligent restroom solutions, namely hygiene solutions and IoT which comprise of the following benefits:

  • Real-time data / alerts to empower cleaning teams - pinpointing urgent needs
  • Reduction of product waste by using data to avoid early refilling
  • Sensor technology that can measure visitor traffic and refill levels throughout the CBRE facility (dispensers are stocked so guests have access to critical hygiene products)
  • Built-in reports and analytics can measure performance and drive strategic action plans for cleaning
  • Control of products and the assurance of client specifications
  • Cost reduction - eliminating the BSC mark-up by reducing their procurement resource costs and leveraging CBRE supply relationships and deals 

Understanding the current contract with the BSC:

  • The CBRE client could be an existing consumer of the OEM products, in which case they may or may not require upgraded dispensing technologies to run the new dispensers Additionally, they could also opt for recyclable hand-towels (see next page) which complement systems and provide greater sustainability 
  • If the client is not an existing consumer, then CBRE may need to 'unbundle' the consumables from the BSC.  The Distributor can then provide OEM products through existing CBRE contracts (see information on JAN / SAN unbundling in Suppliers / Pricing section)
  • OEMs can provide free on-site consultancy and assessment in order to provide bespoke requirements tailored for the client (i.e. the number and specification of cleaning dispensing units etc)

Why you should consider Hand-Towel Recycling within an integrated Washroom Hygiene Solutions System?

Post-Covid, there are now increasing requirements that dictate enhanced cleaning and a higher level of hygiene-management in the workplace.  This is against the backdrop of the need for more responsible sourcing and fulfilling CBRE's sustainability objectives.  One area for growth and consideration are the recycling initiatives in the JAN / SAN space within the EMEA region (we expect other regions to follow suit based on OEM's increasing capabilities in this area).  By recycling hand-towels, for instance, we can lower the carbon footprint by 40%* and generate about 20%** less waste.

Hand-Towel Recycling Process:

  • Washroom visitors and employees use the washroom as usual, but throw their hand-towels into a separate bin after drying their hands
  • Cleaners empty the bins as usual, but keep the hand-towels separate on the trolley
  • The recycling partner collects the hand-towels and brings them to the local OEM mill
  • The mill recycles the hand-towels into new products 
  • The recycled hand-towels are put back into the loop

Using a jet-air dryer dispersed 1300 times more germ particles than drying with paper hand-towels

The inner surfaces of jet-air dryers can harbor up to 48 times more bacteria than a toilet seat
