   Janitorial Service budgets should:

  • Be presented on CBRE janitorial costing sheets
  • Reflect site specific, country / region / city wage rates and benefits.
  • Be reviewed annually to reflect wage rate or benefit increases
  • Be adjusted when changes take place within a Facility / Property. - Changes in cleanable space or square footage, work scope, service coverage or building occupancy
  • Match the scope of services being delivered
  • List billing rates for additional or other specialized out of scope services

Janitorial Service Budgets

  1. LABOR - FTE headcount by classification / hours worked per day / days per week / base wage rate per hour
  2. BENEFITS - Pension / vacation / health & welfare / union
  3. PAYROLL TAXES - Employer payroll contributions 
  4. PAYROLL INSURANCE - Workers compensation and other insurance related expenses
  5. DIRECT EXPENSES - Uniforms, supplies, equipment, communications, IT, performance bonds and security background checks, etc.
  6. SUBCONTRACT EXPENSES - Subcontractor costs for specialty work performed by 3rd party vendors- Window cleaning, drapery cleaning etc. 
  7. OVERHEAD & PROFIT 
  8. EMPLOYEE PRODUCTIVITY - Employee production rates all employee classifications
  9. ANNUAL COST PER SQUARE FOOT - Based on cleanable square footage
  10. LABOR COST PER HOUR -  Loaded billable rate per hour
